      <image:caption>City's landmark open space designed to keep rustic charm and accommodate year round visitors. An extraordinary scenic lakeside site nestled along Boulder Bay, was dedicated to the City of Big Bear Lake in 2004. Withers &amp; Sandgren designed the park and prepared construction documents for the City. Shoreline erosion was controlled by defining access points to the water, a new dock for fishing installed and a boat launch ramp created. The existing pine trees were carefully preserved and native alpine plants, tolerant of the cold climate of the San Bernardino Mountain winters, were introduced to meet the City's strict water-conservation guidelines. The 2007 grand opening of the 40-acre Rios de Los Angeles State Park in a former railyard was the first tangible piece in the revisioning of the Los Angeles River as a 100-acre urban greenway. Withers &amp; Sandgren representing the interests of the City of Los Angeles, in tandem with State Parks, developed the active and passive recreational elements within a framework of sustainable LEED design solutions. The site was acquired by State Parks in 2001 and a portion of the site leased to the City of Los Angeles to build and maintain much needed soccer and sports fields in a park poor area. The park concept was the result of consensus by more than three dozen communities. Seven hundred trees and a palette of California native plants restored the aesthetic and habitat of the former brownfield, reweaving it back into its greater context at the edge of the Santa Monica Mountain range. Vegetated swales replace traditional drainage pipe networks, filter pollutants, trap sediment and attract wildlife. The receiving 7-acre wetland is designed to capture a 100-year storm. The City desired the traditional street infrastructure of curbs, sidewalks, with a new road alignment to solve a variety of safety, traffic speed, and drainage issues, but without losing the unique character of the area. A serpentine road design was selected to calm traffic, increase planting and provide for a pedestrian friendly experience. Unique to the streetscape is a permeable concrete paver sidewalk as well as the use of large boulders which both lend a relaxed ambiance to this affluent but rural California-casual streetscape. Custom pilasters with Malibu tile work were designed and constructed to help anchor the streetscape and the feeling of arrival in the heart of Malibu. Four stories of retail, offices and condomoniums completed Phase I. Phase II balanced an eight story combination of live/work flats, condominiums, rooftop planting, and a parking garage. Fountains, courtyards, decks and roof gardens provide the amenities necessary for this dense urban environment. Mature Camphor and Oak trees protected on-site added mass and scale to the entryways.       <image:caption>Restoring ecological health to a spectacular site. The goal of the Lower Hesse Park Improvement Project is to enhance accessibility, public recreational opportunities, and the overall aesthetic appeal of this stunning 16-acre site overlooking the Pacific Ocean, with views of Catalina Island and the Santa Monica Mountains. Working closely with City staff, the conceptual design enriches the existing trail system with a wider range of walking paths, nature-inspired play features, picnic facilities and accessible parking. The design and plantings simultaneously protect the surrounding neighborhood’s views and privacy. Critical to the environmental health of the site, Withers &amp; Sandgren has developed a strategy to create a beachhead against the invasive species that currently dominate the site. Drawing on the local knowledge of the Palos Verdes Peninsula Land Conservancy, the strategy takes a phased approach that incorporates low-growing native shrub buffers to capture and suppress wind-borne seeds, with regular removal of invasives to effectively lower the weed seed bank, and give new plantings the opportunity to thrive.</image:caption>
